Commercial Mortgages

Financing for the property, not just the borrower

Multifamily, retail, office, industrial, and mixed-use. Commercial underwriting looks at what the building earns, which means the deal can work even when a personal balance sheet would not carry it. We help you find the structure that fits and the lender who will actually do it.

Financing Types

Different buildings, different money.

Commercial lending is not one product. The right one depends on the asset, the hold period, and whether you occupy the space or lease it out.

Multifamily (5+ units)

Apartment buildings above the four-unit residential cutoff, where the rent roll carries the loan.

Retail & Office

Strip centers, single-tenant retail, and professional office space, priced off lease quality and term.

Industrial & Warehouse

Light industrial, flex, and distribution space, including owner-occupied facilities.

Mixed-Use

Ground-floor commercial with residential above. Underwriting depends on the split between the two.

Owner-Occupied

You run the business that occupies the building. Often the cheapest commercial money available, including SBA 504.

DSCR & Investor Loans

Qualified on the property's debt service coverage rather than your personal income documents.

Bridge & Value-Add

Short-term money to acquire, stabilize, or reposition before a permanent loan takes over.

Construction

Ground-up and major renovation, drawn in stages against completed work.

Cash-Out Refinance

Pull equity out of a stabilized asset to fund the next acquisition or clear higher-cost debt.

What Actually Decides It

Three numbers get you an answer fast.

Most commercial enquiries stall because nobody asked for the right information up front. Before a lender will say anything useful, the file needs to show what the property earns, what it costs to carry, and what you are putting in.

  • Net operating income, the rent roll minus real operating expenses
  • Debt service coverage, how far income clears the payment
  • Loan to value, and how much of it you are funding yourself

Bring those and the first conversation is a real answer instead of a maybe. If you do not have them yet, we will help you build them.

How It Works

Four steps, no wasted applications.

1

Deal Review

You describe the property and the plan. We tell you honestly whether it is financeable as presented.

2

Package

Rent roll, operating statements, and a use of funds, assembled the way a credit committee expects to read it.

3

Lender Match

We take it to lenders who actually fund that asset class, rather than shotgunning it and burning your name.

4

Term Sheet to Close

You compare real terms side by side, then we stay on the file through appraisal, diligence, and funding.

How commercial financing is provided: Oceana Global Wealth Partners is not a lender and does not make credit decisions, set rates, or issue approvals. Commercial real estate financing is arranged through independent third-party lenders and, where a transaction requires it, licensed originators. Introductions are made to lenders we believe fit the asset, and you contract directly with the lender you choose. Nothing on this page is a commitment to lend, an offer to extend credit, or an advertisement of any specific rate, amount, or term. All financing is subject to lender underwriting, property appraisal, title, environmental review where applicable, and final credit approval. Terms vary by asset class, property condition, occupancy, sponsor experience, and market, and are subject to change without notice. Not all applicants or properties will qualify, and no outcome is guaranteed. Commercial and investment property financing is generally business-purpose credit and is not subject to the same consumer protections as a residential mortgage on a primary home. If you are financing a one-to-four unit home you intend to live in, see Residential Lending instead.
